Every listing needs a strategy.

Pricing, presentation, and the plan for a home's first two weeks on market. Worked out before the sign goes up, not after the price cuts start.

Same house. New strategy.

A four-bedroom, three-bath home sat for 56 days and the listing was cancelled. The owners still needed to sell. We ran the diagnostic, repositioned it, and relaunched.

The Brownsville Estate

4190 Brownsville Rd SE · Heath, Ohio

A private estate on rolling acreage in Licking County. Here's how it's being marketed, the same way every listing of mine is:

  • Cinematic drone and twilight video tour
  • A private preview event for agents with active buyers
  • Direct outreach to the agents who sold comparable estates this year
  • A pricing plan set before launch, with review dates already on the calendar
The Supreme Listing Diagnostic

Six things I look at before a price is ever set.

No cost and no obligation. It's the first step of every listing I take, whether the home is a starter or an estate.

01

Real comps

What buyers actually paid nearby, what's pending now, and what's been sitting.

02

What estimates miss

The renovated kitchen, the new roof, the busy road. Algorithms average. Buyers don't.

03

The first two weeks

A new listing gets the most attention it will ever get. We plan for that window.

04

Presentation

Your photos are the first showing. Light, room order, twilight, video.

05

Marketing plan

Where the home shows up, who sees it, and which agents with buyers hear first.

06

Reading the signals

Showings with no offers, few showings, or low offers each mean something different.

Three lemonade stands: two selling lemonade for one dollar, one for eight dollars
A question I ask every seller

Three lemonade stands. Which one do you stop at first, and why?

Two stands sell lemonade for a dollar. The third charges eight. Same street, same summer afternoon.

Almost everyone says one of the dollar stands, and they answer in about a second. Nobody needs a chart to explain it. When the choices look the same, people stop where the price makes sense.

Buyers scrolling homes tonight make that same call, in that same second.

If your home is the eight-dollar stand, it has to show buyers why before they keep walking. If it can't, they walk to the next stand. That's what the diagnostic answers before you list.

Market Reports

What's actually happening on your street?

Pick your community. I'll send you the latest numbers: what sold, what's active, what expired, and how long homes are taking to sell. No cost, no obligation.
